DSR vs stress DSR
- DSR: annual principal + interest on all household loans ÷ annual income
- Stress DSR: the new mortgage payment is recomputed at contract rate + stress add-on before it enters DSR. It lowers the limit to buffer future rate rises; your actual rate does not change.
- Bank mortgage limits are typically DSR 40%. Real limits vary with income recognition, credit, and product.
How the limit is calculated
- Stress rate = contract rate + add-on for your region and loan type
- Max new annual payment = income × target DSR − existing annual debt service
- DSR cap = largest equal-payment loan at the stress rate and term that fits that payment
- Binding limit = smaller of DSR cap and collateral × LTV

FAQ
How much can I borrow at DSR 40%?
It depends on income, existing debt service, contract rate, term, and region (stress add-on). Set the desired loan to 0 above and the maximum loan at your target DSR appears immediately.
What is stress DSR?
Banks recompute the new mortgage payment at contract rate plus a published stress add-on (e.g. +3.0pp for metro floating loans in H2 2026) when checking the DSR limit. Your actual interest does not change.
Are credit loans included?
Enter existing household loan payments, including credit loans, in “Existing annual debt service”. The separate stress add-on for credit loans (e.g. +1.5pp when balance exceeds ₩100M) is simplified out of this tool.
Why do banks give different limits?
Income recognition (salary, business, imputed income), LTV/DSR exceptions, product add-ons, and internal caps differ. This result is a reference using the published stress table and equal-payment math.
How do I combine it with LTV?
Enter the collateral value and LTV %. The final limit shown is the smaller of the DSR limit and the LTV limit.
